What leasing options are available?
We are currently offering 11-15 month lease terms for studio, one bedroom, two bedroom, and two bedroom with den options!
What are the qualifications - income, credit history checks, criminal history, rental history, etc.
We do require 3x the monthly rent in gross income. We do go through a 3rd party screening process that checks for credit, criminal background, rental, and income. We will require at least one year of positive rental history. For more information, reach out and we can provide you with our Statement of Rental!
Can I apply online?
Yes! You are more than welcome to come in during business hours and we can assist you, or you can do this from the comfort of your own home.
What fees/deposits are due upon applying? Moving in?
At the time of the application, there is a $50 application fee per applicant as well as a $300 admin fee due. Potential deposits are due at the time of move-in and based on our 3rd party screening vendor, ResidentVerify.
Do I have to pay first & last month's rent?
At the time of move-in, you will be responsible for your prorated rent and a potential deposit based on your screening.
When is rent due and how can I make my rent payment?
Rent is due on the 1st, and we do have multiple ways for you to pay! We encourage the use of our ResidentPortal where you can link bank accounts, debit, or credit cards. You are also welcome to bring a check into the leasing office during business hours.
Is there a late fee for overdue payments? Is there a grace period?
Although the rent is due on the first, we do have a grace period. Late fees will occur on midnight of the 4th going into the 5th of the month. Late fees are 15% of your rent.
Is renter's insurance required?
We do require renters insurance with a minimum liability coverage of $300,000 and that we are listed as an additional interest on your policy. You are welcome to use your insurance company of choice, although we recommend our insurance partner, Homebody.

What utilities are NOT included in the rent?
Residents will be responsible for all utilities. Trash is $25 a month, Pest Control is $5 a month, Internet through Google Fiber is $65/month, Water/Sewer will be billed based on the square footage of the apartment and how many occupants are living there. You will set up an account with Evergy for the electric in the aparment and they will bill you directly for your usage.
What costs are not included in the rent?
Our base rent prices do not include monthly utilities, optional parking and storage, or pet rent.
What is the average cost for utilities each month?
This does vary based on the size of your apartment and the amount of occupants in the apartment. Reach out to our team so we can provide the best estimate for the layout/size you are interested in!
Are corporate rentals available?
We are able to do corporate leases, we will screen the corporate housing provider and any residents that would be living in the apartment.
What happens if I need to move out before my lease expires?
To terminate your lease agreement early we would require a written 60-day notice to vacate as well as a buyout fee of 2x your base rent, due when notice is given.
What are the hours for the fitness center?
Our fitness center is open for 24 hour use! Residents are provided with a fob at the time of move-in that will allow access to the amenities.
What are the hours of your Leasing Center?
We are open Monday - Friday 9am-6pm & Saturdday 10am-5pm.
Does the apartment come with a microwave?
Yes! All of the apartments have new stainless steel appliances.
Do apartments have dishwashers?
Yes! All of the apartments have new stainless steel appliances.
Are stoves gas or electric?
Our stoves are electric glass cooktops.
Do kitchen sinks have a garbage disposal?
Yes, all apartments do have garbage disposals in the kitchen sinks.
Is there a bathtub or just a shower? Are they together or separate?
Depending on the layout, we have walk-in showers and tub/shower combos. Reach out to our leasing team if you need clarification on your floor plan of interest!
Do you have free internet/WiFi? (Where is it available?)
Internet in the apartment will be billed monthly with your rent! Outside of the apartment, we do have free wifi for residents and their guests in our clubhouse area.
Do you have cable?
Our internet is through Google Fiber, and they do have options for Cable for you to set up if you would like.
How do I reserve community amenities?
We do not take reservations for any of our amenity spaces at this time.
Does this community have a pest control service?
We do have preventative pest control that services the apartments and common areas! Residents are billed $5 monthly for this service.
Are BBQ grills available year round? What kind of grills do you have?
We have 2 gas grills located in our courtyard in the center of Building 1 that are open year-round!
Are concierge services available?
Our leasing team is here to assist you during our business hours and offer a personalized experience to each person that walks into our doors!
Are there restrictions for what can be put on balconies or patios?
We do not allow open flames or gas/propane in these spaces. We also ask that patios/balcony spaces are kept neat and clean to not disturb other residents and guests.
I have a noise complaint. Who do I contact?
If it is during business hours, we encourage you to report this to your leasing office. If the leasing office is closed, we recommend calling Metro Public Safety. You can find their contact in your Resident Information Guide provided at move-in or reach out to the leasing office and we can provide this for you.
What is the smoking policy?
We are a non-smoking community.
I need emergency maintenance. Who do I call?
Please call our leasing office (816-979-1100) and follow the prompts.
I have a non-emergency maintenance issue. Who do I contact?
We encourage you to utilize our ResidentPortal and input a work order. You can also reach out to the leasing office and we are happy to assist you.
Do you allow pets? What is the pet policy?
We love our furry friends here at Trilogy! We allow 2 pets per apartment and do not have breed or weight restrictions.
What is the parking situation?
We have open parking for residents and their guests at no cost! We also have limited attached garage spaces for a monthly cost.
What is the policy for snow removal?
We have a contract with Metro Snow Removal and they will remove snow from the parking lots as well as walkways and stairs throughout the community.
What is the procedure for moving out?
At move-out out you will turn in the keys for the apartment, and we will do a move-out inspection with you to assess the state of the apartment and notify you of any charges that may be incurred.
